Rakamlara bakt\u0131\u011f\u0131m\u0131zda \u00fcretimin yava\u015flad\u0131\u011f\u0131n\u0131 yakla\u015f\u0131k T\u00fcrkiye\u2019nin her y\u0131l 800 bin konuta ihtiyac\u0131 var yani \u00fcretilmesi laz\u0131m ama son d\u00f6nemdeki rakamlara bakt\u0131\u011f\u0131m\u0131zda 450 bin adetlerde yeni konut \u00fcretimi var. Kredi sat\u0131\u015flarda y\u00fczde 10\u2019nun alt\u0131na d\u00fc\u015ft\u00fc. \u015eu anda birinci el konuta talep yava\u015flam\u0131\u015f durumda \u00e7\u00fcnk\u00fc eri\u015filebilirlik taraf\u0131nda problem konut kredisinin maliyetleri \u00e7ok y\u00fcksek hem \u00fcretici hem de bireysel yat\u0131r\u0131mc\u0131 a\u00e7\u0131s\u0131ndan. Faizlerdeki beklenen indirimle beraber 2025 y\u0131l\u0131nda ivmenin tekrar yukar\u0131 y\u00f6nl\u00fc de\u011fi\u015fece\u011fini \u00f6ng\u00f6r\u00fcyorum.&#8221;<\/p>\n<\/div>\n<div>\n<p><b>Y\u0131l bitmeden halka arz hedefleniyor<\/b><\/p>\n<p>\u00c7ok proje \u00fcreten aktif bir firma olduklar\u0131n\u0131 dile getiren Karaday\u0131, 2024\u2019\u00fcn ba\u015f\u0131nda grup \u015firketlerinden birini SPK taraf\u0131ndan gayrimenkul yat\u0131r\u0131m ortakl\u0131\u011f\u0131n\u0131n d\u00f6n\u00fc\u015f\u00fcm onay\u0131n\u0131 ald\u0131klar\u0131n\u0131 ve halta arz haz\u0131rl\u0131klar\u0131 yapt\u0131klar\u0131n\u0131 aktard\u0131. &#8220;Amac\u0131m\u0131z bu y\u0131l bitmeden halka arz\u0131m\u0131z\u0131 yapmak. Burada \u00f6nemli olan \u015firketin kurumsalla\u015fmas\u0131, GYO\u2019lar\u0131n y\u00fczde 50 temett\u00fc da\u011f\u0131tma zorunlulu\u011fu var, bu yat\u0131r\u0131mc\u0131lara gayrimenkul kiras\u0131 gibi bir getiri elde etmesini sa\u011fl\u0131yor&#8221; diyen Karaday\u0131, di\u011fer taraftan daha \u00e7ok proje \u00fcretebilen ve teknolojiyi de bu projelere adapte edebilen gayrimenkul \u015firketlerinin Borsa\u2019da \u00f6ne \u00e7\u0131kaca\u011f\u0131n\u0131 d\u00fc\u015f\u00fcnd\u00fc\u011f\u00fcn\u00fcn alt\u0131n\u0131 \u00e7izdi.<\/p>\n<p>Faizlerin d\u00fcnyada bir d\u00fc\u015f\u00fc\u015f trendine girdi\u011fini dile getiren Karaday\u0131, &#8220;Bu trendle beraber \u00f6n\u00fcm\u00fczdeki d\u00f6nemlerde hem emtia fiyatlar\u0131nda hem de gayrimenkul fiyatlar\u0131nda yukar\u0131 y\u00f6nl\u00fc bir ivme bekliyoruz. Ben \u00f6n\u00fcm\u00fczdeki aylar i\u00e7in hem emtia hem de gayrimenkul i\u00e7in \u00e7ok olumlu d\u00fc\u015f\u00fcn\u00fcyorum. Ciddi bir \u015fekilde yukar\u0131 y\u00f6nl\u00fc gidecek Borsada da gayrimenkul firmalar\u0131n\u0131n iyi bir performans sa\u011flamas\u0131n\u0131 bekliyorum. D\u00fcnyan\u0131n her yerinde gayrimenkul birinci yat\u0131r\u0131m ve tasarruf alan\u0131d\u0131r. Bug\u00fcn tabi faizlerin y\u00fcksek olu\u015fu bizi \u00e7ok zorluyor \u00fcretici olarak ama orta ve uzun vadeye bakt\u0131\u011f\u0131m\u0131zda konuta talep hi\u00e7bir zaman bitmez&#8221; de\u011ferlendirmesi yapt\u0131.<\/p>\n<p>Karaday\u0131, \u015firketin yeni projelerine ili\u015fkin de \u015fu bilgileri verdi:<\/p>\n<p>&#8220;Biz ge\u00e7ti\u011fimiz 3 y\u0131lda 7 projeyi yapt\u0131k ve teslim ettik. Bu y\u0131l\u0131n ba\u015f\u0131nda da dedik ki biz \u00f6n\u00fcm\u00fczdeki 3 y\u0131lda 7 proje daha ger\u00e7ekle\u015ftirece\u011fiz, 16 proje de masam\u0131zda var. \u015eu anda bu 7 projenin 4\u2019\u00fcne ba\u015flam\u0131\u015f durumday\u0131z, 2025\u2019te de 3 projeyi daha ilave edece\u011fiz. \u0130stanbul\u2019da ve \u0130zmir\u2019de \u015fu an hali haz\u0131rda projelerimiz devam ediyor. Yurt d\u0131\u015f\u0131nda da \u015fu anda Amerika\u2019da bir projemiz ba\u015flad\u0131 Washington D.C.\u2019de, bir de Miami\u2019de bir projemiz var yak\u0131nda ba\u015flayaca\u011f\u0131z. K\u00f6rfez\u2019de de Suudi Arabistan ve Birle\u015fik Arap Emirlik\u2019lerinde \u015firketlerimizi kurduk \u00e7al\u0131\u015fmalar\u0131m\u0131z devam ediyor.<\/p>\n<p><b>Avrupa\u2019da f\u0131rsatlara bak\u0131yoruz<\/b><\/p>\n<p>T\u00fcrkiyede son 20 y\u0131lda ciddi bir know-how birikti, T\u00fcrkiye \u00e7eviklik ve dinamizm olarak da \u00e7ok \u00f6nde, biz yurt d\u0131\u015f\u0131na da bu know-how\u2019\u0131 ihra\u00e7 etmek istiyoruz.
