TCMB de g\u00fcn\u00fcn de\u011ferlerini yeni kirac\u0131lara uyguland\u0131\u011f\u0131 gerek\u00e7esi ile konuyu bu a\u00e7\u0131dan ele ald\u0131\u011f\u0131n\u0131 belirtiyor.<\/p>\n<p><strong>MERKEZ\u0130N G\u00dcNCES\u0130&#8217;NDE YAYIMLANDI<\/strong><\/p>\n<p>Merkez Bankas\u0131&#8217;n\u0131n (TCMB) Veri Y\u00f6neti\u015fimi ve \u0130statistik Genel M\u00fcd\u00fcrl\u00fc\u011f\u00fcnde Ba\u015fuzman \u00d6zg\u00fcl At\u0131lgan Ayano\u011flu, Uzman Ezgi Deryol, M\u00fcd\u00fcr Erdi K\u0131z\u0131lkaya ve K\u0131demli Uzman Duygu Konuk\u00e7u \u00c7elik taraf\u0131ndan haz\u0131rlanan analiz, bankan\u0131n blog sayfas\u0131 Merkezin G\u00fcncesi&#8217;nde yay\u0131mland\u0131.<\/p>\n<p>T\u00fcrkiye \u0130statistik Kurumunun (T\u00dc\u0130K), T\u00fcketici Fiyat Endeksi&#8217;nin (T\u00dcFE) bir alt kalemi olarak <b><em>&#8220;Kirac\u0131 Taraf\u0131ndan \u00d6denen Ger\u00e7ek Kira Endeksi&#8221;<\/em><\/b>ni hesaplayarak kamuoyu ile payla\u015ft\u0131\u011f\u0131 belirtilen analizde, ancak bu endeksin T\u00dcFE metodolojisi gere\u011fi &#8216;ayn\u0131 konutun&#8217; kira fiyat\u0131n\u0131 takip etti\u011fi ve konutlarda kirac\u0131 de\u011fi\u015fiminin s\u0131k ya\u015fanmamas\u0131 nedeniyle yeni kiralardaki fiyat de\u011fi\u015fimlerini gecikmeli olarak yans\u0131tt\u0131\u011f\u0131 bildirildi.<\/p>\n<p><strong>G\u00dcNCEL DE\u011e\u0130\u015e\u0130M\u0130 DO\u011eRUDAN YANSITAN \u0130LK RESM\u0130 \u0130STAT\u0130ST\u0130K<\/strong><\/p>\n<p>Analizde, \u015fu ifadelere yer verildi:<\/p>\n<p>T\u00fcrkiye\u2019de, konut kira de\u011ferlerindeki g\u00fcncel de\u011fi\u015fimi do\u011frudan yans\u0131tan resmi bir istatistik bulunmuyor. Bu kapsamda TCMB, Konut Fiyat Endeksi (KFE) hesaplamas\u0131 i\u00e7in bankalardan al\u0131nan de\u011ferleme raporlar\u0131nda yer alan kira de\u011ferlemelerini kullanarak YKKE isimli, ayl\u0131k frekansta yay\u0131mlanan bir endeks olu\u015fturdu. Kiral\u0131k konut piyasas\u0131ndaki g\u00fcncel kira geli\u015fmelerini yans\u0131tan YKKE ve il baz\u0131nda de\u011ferlemesi yap\u0131lan konutlar\u0131n birim kiralar\u0131, 17 \u015eubat 2026 tarihinde yay\u0131mlanmaya ba\u015flad\u0131.<\/p>\n<p><strong>ENDEKS \u0130\u00c7\u0130N VER\u0130 KAYNA\u011eI OLARAK, KULLANILAN K\u0130RA DE\u011eERLER\u0130 <\/strong><\/p>\n<p>Analizde, endeks i\u00e7in veri kayna\u011f\u0131 olarak, KFE \u00e7al\u0131\u015fmalar\u0131 kapsam\u0131nda temin edilen kira de\u011ferlerinin kullan\u0131ld\u0131\u011f\u0131 bildirildi.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/bihavadis.com\/wp-content\/uploads\/2026\/02\/merkez-bankasindan-bir-ilk-yeni-kiraci-kira-endeksi-0-up2qaJsJ.jpg\"\/><\/p>\n<p><strong>K\u0130RA ARTI\u015eI S\u00dcREC\u0130<\/strong><\/p>\n<p>Analizde, endeksteki y\u0131ll\u0131k art\u0131\u015flar\u0131n 2021 y\u0131l\u0131n\u0131n son \u00e7eyre\u011finden itibaren h\u0131zland\u0131\u011f\u0131 ve 2022 y\u0131l\u0131n\u0131n ikinci yar\u0131s\u0131nda zirve seviyelere ula\u015ft\u0131\u011f\u0131n\u0131n g\u00f6r\u00fcld\u00fc\u011f\u00fc belirtildi. Takip eden d\u00f6nemde ise ba\u015fta \u0130stanbul olmak \u00fczere \u00fc\u00e7 b\u00fcy\u00fck ilde de konut kiralar\u0131ndaki art\u0131\u015f h\u0131z\u0131n\u0131n yava\u015flad\u0131\u011f\u0131n\u0131n izlendi\u011fi kaydedilen analizde, 2023 y\u0131l\u0131n\u0131n ikinci \u00e7eyre\u011finde, Ankara\u2019n\u0131n di\u011fer iki b\u00fcy\u00fck ilden kayda de\u011fer \u00f6l\u00e7\u00fcde ayr\u0131\u015fmaya ba\u015flad\u0131\u011f\u0131 ve bu ayr\u0131\u015fman\u0131n ayn\u0131 y\u0131l\u0131n \u00fc\u00e7\u00fcnc\u00fc \u00e7eyre\u011finde daha da belirginle\u015fti\u011finin g\u00f6zlendi\u011fi aktar\u0131ld\u0131.<\/p>\n<p>Analizde,<b><em> &#8220;2023 y\u0131l\u0131 \u015fubat ay\u0131nda ya\u015fanan deprem felaketinin ard\u0131ndan b\u00f6lgenin yo\u011fun g\u00f6\u00e7 almas\u0131n\u0131n, s\u00f6z konusu ayr\u0131\u015fmada \u00f6nemli bir etken oldu\u011funu de\u011ferlendiriyoruz.
